I am here to assist you in the process of selling your house and to help make the process as seamless as possible. Many people may only sell one or two homes in their lifetime, I work with buyers and sellers daily and can help educate you on the market and what buyers "wants and needs" are in the market.

The first thing to do if you are thinking of selling is to reach out to a local realtor familiar with your area. When I am contacted by a person considering selling, I schedule a time to meet with the seller to discuss the market in the general area as well as the market in their neighborhood.

In the consultation with the seller I discuss your timeline for selling and moving and try to understand your motivation for moving. Then I can help you make the right decision regarding when to list your home for optimal showings and sales potential and the appropriate list price. Using the Staging Checklist, when you have prepared your home for sale and are ready to list, I will need you to fill out the Sellers Disclosure and Community Association Disclosure, if your neighborhood has a Homeowner's Association. We will both also need to sign the Exclusive Listing Agreement that states that we are working together. I will then schedule the photographer to come take pictures and then we will be ready to list your home. I will also provide you with a Showing Checklist that will help you remember what to do around your house before each showing so it is SHOW READY for the buyer.

When I list your house, I do the following to market your home:

  •  The MLS listing will be syndicated to over 20+ websites including, TruliaZillow, the​ Blanchard and Calhoun website, and my personal website
  • Brochures will be produced that can be left in your house for buyers to pick and take with them so they will be reminded of your home after they leave.

  • Blanchard and Calhoun uses a Text To Lead program that allows us to capture buyers as they drive past the For Sale sign in your yard and inquire on your house.

  • Advertise in the Blanchard and Calhoun magazine


There really isn't that much paperwork when you list a house, but they are all important. In Georgia, you are asked to fill out the Sellers Disclosure, Community Association Disclosure, and an Exclusive Seller Listing Agreement. None of it is scary or overwhelming, but Sellers should make every effort to fill it all out correctly. Below is a summary of what a Seller is asked to fill out. 

Sellers Disclosure--This is a six page document in Georgia that the seller fills out and answers questions about their home such as the age of the roof, HVAC units, is the home under a termite bond, and etc. Sample Sellers Disclosure

Community Association Disclosure (if neighborhood has an HOA)--The seller provides contact information for the homeowner association, the annual HOA fee, and explains what the annual HOA fee covers (for instance, is pool membership included in the HOA fee). Sample Community Assoc. Disclosure

Exclusive Seller Listing--This is the contract between the Listing Broker and the Seller stating that the Broker is representing the Seller in the sale of their house. This document outlines the commission that will be paid. Sample Exclusive Seller Listing Disclosure
